Residential Inspections

If you're planning on buying or selling a home, then hiring a home inspector could save you thousands of dollars. It will also help you understand the property you want to buy and the possible defects. For sellers, it can provide insight into a home to know what to expect and can make repairs before listing a property.

Mold Inspections

A mold inspection is a professional evaluation of a property to identify the visible presence of mold and the conditions conducive to promoting possible mold growth. The process includes a visual assessment of readily accessible areas of the property, and collecting air samples to be sent to a lab for analysis. We will also collect swab samples for lab analysis as needed. We generally have results back from the lab within 48 hours. Faster turn around is available for additional fees.

Commercial Inspections

Our commercial inspections are conducted in accordance with ASTM E2018-15—the Standard Guide for Property Condition Assessments (PCA)— which is a systematic, non-invasive evaluation of a property’s physical condition. The assessment focuses on readily accessible systems and components, including structural elements, roofing, building envelope, mechanical, electrical, and plumbing systems. The purpose of the inspection is to identify existing deficiencies, deferred maintenance, and significant repair needs that could impact the property's performance. Findings are documented in a comprehensive report, which includes a summary of key issues and recommendations for repairs or further evaluation when necessary.

Structural Inspections

Structural inspections are available when further evaluation of a structural component is a concern, such as the foundation system, or when visible conditions raise concern for potential structural issues. Since we are not structural engineers, we partner with a well-known Professional Engineer in the greater New Orleans area, who reviews our findings and provides a separate report outlining conclusions and any recommended actions. This service delivers a comprehensive assessment focused on the overall structural integrity of the property.

Foundation Level Survey

An interior floor level survey is a part of all home inspections at no additional charge or as a stand alone fee based service. This diagnostic assessment is used to measure and document variations in floor height throughout a structure, helping identify potential issues such as foundation movement or uneven surfaces. Our inspectors use precise tools—such as digital altimeters, or water levels—to capture elevation readings across the entire foundation. This data reveals areas of concern, and supports informed recommendations for corrective measures such as foundation repair or leveling.

A drone inspection is a safe, efficient method of evaluating hard-to-reach or elevated areas of a property using high-resolution aerial imaging. This approach allows inspectors to closely examine components such as roofing systems, chimneys, facades, and other elevated structures without the need for ladders or physical access. By capturing detailed photos and video, drone inspections help identify visible defects like damaged roofing materials, flashing issues, drainage concerns, or exterior deterioration. The collected imagery is then reviewed and incorporated into the inspection report, providing clear documentation and enhanced perspective. Drone inspections improve safety, expand visibility, and deliver accurate, comprehensive insight—especially for large or complex properties.

Thermal Inspections

A thermal inspection uses advanced infrared imaging technology to detect temperature variations within a property’s systems and components. By capturing heat patterns that are not visible to the naked eye, inspectors can identify potential issues such as energy inefficiencies, insulation deficiencies, air leakage, and overheating electrical components. This non-invasive process enhances a standard inspection by revealing hidden conditions that may indicate underlying problems. Thermal imaging findings are analyzed and included in the inspection report.
